Toronto's West Side

Selling your west-side Toronto home?

The west side isn't one market. It's a dozen pockets.

A bungalow on Aldgate and a house on Delroy are different conversations — different buyers, different comparables, different everything. Any agent who prices them the same way is guessing. We don't guess.

We're Jim Emilson and Joseph De Souza — Better Properties Real Estate Group with Royal LePage Signature Realty. We've sold across the west side: bungalows, semis, detached family homes, from the Junction to Etobicoke. Four streets, four micro-markets — and we price each one from its own comparables.

Selling here isn't about the neighbourhood average. It's about your pocket, your buyer, your number.

How we'd sell yours

Four moves. No fluff.

1

We'd price your pocket, not your postal code.

Aldgate and Delroy are blocks apart and different markets. We pull comparables from the streets your buyer is actually comparing — then we tell you the truth about the number.

2

We'd name your buyer before we list.

Young family upsizing on the west side? Downsizer cashing out of a detached? Every west-side home has a natural buyer — we market to them specifically, not to "the market."

3

We'd present it like the street deserves.

Original character where it counts, edited where it doesn't. Photography that shows the light, the lot, the life. A lazy listing here gets punished — buyers know these streets.

4

We'd launch it once, properly.

Staged, photographed, described like someone actually lives there. Then we negotiate hard on the other side of it. One launch, done right, beats two attempts every time.

Sold on the west side

Real homes. Real streets. This is what pocket-by-pocket pricing looks like.

Questions sellers ask us

Straight answers, no sales pitch.

How do I know what my west-side home is worth?

Recent sales of homes like yours, on streets like yours. Not the Toronto average, not an algorithm's guess. We'd pull the comparables and walk you through them, line by line.

Is it better to sell in spring?

Spring has more buyers — and more competition. A great home sells in any season; a forgettable one sits even in April. Timing matters less than presentation and pricing.

My house needs work. Should I sell as-is?

Depends on the work. Paint and floors? Usually worth it. A full reno? Almost never — you'll never get it back dollar for dollar. We'd walk through and give you the honest shortlist. Free.

Do you know the difference between the pockets?

That's the whole game. An Aldgate buyer and a Delroy buyer are shopping different things. We've sold across these streets — your pocket isn't interchangeable, and we won't market it like it is.

What's your commission?

Let's talk about what the sale nets you first. The fee conversation takes five minutes once you see the plan.

Selling somewhere else?

We sell across Toronto and the GTA.
