Selling an estate home?

This is the hardest sale there is. And the most personal.

A home full of someone's life. Family members grieving, disagreeing, or living three time zones away. A lifetime of belongings to sort through. And somewhere in the middle of all that, a property that needs to be sold — properly, and for what it's worth.

We're Jim Emilson and Joseph De Souza — Better Properties Real Estate Group with Royal LePage Signature Realty. We've guided families through estate sales before: the clearouts, the hard conversations, the pricing nobody agrees on at first. We handle the sale so you can handle everything else.

How we'd handle yours

Four moves. No rush, no pressure.

1

We'd start with the family, not the house.

Who decides, who's where, what the timeline really is. The strategy gets built around the people — then the property. Anyone who starts with a list price hasn't done this before.

2

We'd handle the clearout without the drama.

Keep what matters, donate or sell what doesn't, clear the rest. We coordinate cleanouts, trades, and donation runs — we've done full clearouts before a single photo was taken. You don't face a lifetime of belongings alone.

3

We'd price it on data, not feelings.

Estate pricing is where families disagree most. We bring real comparable sales — recent, nearby, honest — so the number is something everyone can see. A neutral third party with the facts ends more arguments than anything else.

4

We'd run the sale so you don't have to.

Showings, feedback, offers, paperwork — handled. Out-of-town executor? We coordinate everything and keep you updated at every step. Distance doesn't have to mean stress.

Questions families ask us

Straight answers, no sales pitch.

How long does an estate sale take?

Longer than a regular sale, usually — there's a clearout, often family decisions, sometimes probate. Anyone who rushes you past that is the wrong agent. We set the timeline with the family first, then work backwards from it. For a realistic month-by-month picture, try our estate sale timeline.

What do we do with everything inside?

Keep what matters, donate or sell what doesn't, clear the rest — and we can coordinate the whole thing. We've done full clearouts before listing. You don't have to face a lifetime of belongings alone.

Do we need to renovate before selling?

Almost never. Estate buyers fall into two camps: those who want the character and those who want the project. We'd walk the home and tell you the small things worth doing — usually paint, gardens, and a deep clean — and everything not worth touching.

What if family members disagree on the price?

Happens in most estate sales. Our job is to bring the data — real comparable sales, not feelings — so the decision is about numbers everyone can see.

Can you handle it if I don't live in Toronto?

Yes. We coordinate clearouts, trades, staging, and showings, and keep you updated at every step. Distance doesn't have to mean stress.
