Humber Bay Shores is 34 towers and about 10,000 homes on the Etobicoke waterfront in Mimico, minutes west of downtown. It's high-rise living that somehow kept a neighbourhood feel — morning coffee on the boardwalk, sunset over the lake, the skyline doing its thing across the water.

What the fees really cost

Reported condo fees on the strip run from about $0.68 to $1.51 per sq ft per month — but the headline rate hides the real story. Older buildings bundle utilities the newer towers bill separately, so the true gap is narrower than it looks.

Compare like with like.

Palace Place, Palace Pier, Grand Harbour, Marina Del Rey and Grenadier Landing bundle hydro and heat that owners in the newer towers pay on top of their fee. A $1.20 fee with everything in can beat a $0.80 fee with hydro and heat on top.

Size skews the rate.

Small suites read higher per square foot in the same building — at Explorer, a 359 sq ft studio works out to $1.26 versus $1.14 for a 1,548 sq ft suite. Compare rates at similar sizes.

Watch the trajectory, not just the number.

The Waterford’s fees climbed about 35% in four years on same-size suites ($1.10 in 2022 to $1.48 in 2026). Always review the status certificate and reserve fund study before you buy.

For downsizers: the old guard holds up.

Palace Pier and Palace Place sit mid-pack on $/sq ft despite full white-glove service — because utilities and cable are already in the fee.

Which Humber Bay Shores buildings are the best?

Palace Place and Palace Pier are the prestige picks with full white-glove service. Grand Harbour, Vita on the Lake, and the Marine Parade buildings all have strong followings — the right choice depends on your floor plan, view corridor, and budget. We've bought or sold in most of them.

Is Humber Bay Shores good for investors?

How's the commute downtown?

About 20 minutes by car off-peak. The 501 streetcar runs along Lake Shore, and Mimico GO gets you to Union in under 15 minutes.
