Better Properties Real Estate Group
Toronto buyer’s agent

We won’t talk you into a home. We’ll talk you out of the wrong one.

Our job isn’t to push you toward a property. It’s to keep you from buying the wrong one — and to show you, clearly, why the right one is right. Straight answers on value, on buildings, on neighbourhoods. No cheerleading.

Real human. Usually replies within the hour.

How we work with buyers

Three things you get that most agents don’t offer.

01

Someone who’ll tell you “don’t buy this one”

Most buyer agents want the deal to close. We’d rather you walk away from the wrong place than close on it. We’ll tell you what’s wrong with a property — the layout flaw, the overpriced floor, the resale problem in five years — before you fall for the staging.

02

Condo and builder expertise

We know the builders across this city — who builds well, who cuts corners, which buildings hold value and which ones don’t. Fourteen years of selling condos teaches you what a floor plan can’t tell you.

03

Deep neighbourhood experience

We’ve closed deals in 55 neighbourhoods, from Humber Bay Shores to Leslieville to Grimsby. We know the streets, the buildings, and what each pocket is actually worth — not what the listing says it’s worth.

The process

Simple. No pressure at any step.

1

Tell us what you’re after

One conversation — WhatsApp, call, or the buyer intake form. Budget, neighbourhoods, must-haves, deal-breakers. We’ll tell you straight whether what you want exists at your number.

2

See it first

First-look alerts on coming-soon properties, plus showings on your schedule. And at every showing, you get the honest read — what’s good, what’s not, and what it’s actually worth.

3

Buy the right one, at the right number

When the right property shows up, we run the comparables, set the walk-away number together, and negotiate hard. You’ll know exactly why it’s the right one — and exactly what it’s worth.

Recent buyer wins

What “the right one” looks like.

A few recent purchases we guided — the common thread isn’t the price, it’s that each buyer knew exactly what they were getting and why.

Questions buyers actually ask.

How do I know I’m not overpaying?

You look at what comparable homes actually sold for — not what’s listed. We run the comparables on every property you’re serious about and give you a straight number before you offer. If the asking price doesn’t survive the comps, we’ll tell you.

What does a buyer’s agent cost me?

In most Toronto deals, the seller pays the commission — you don’t pay us directly. Our job is to make sure that money buys you honest advice, not a sales pitch.

Can you get me into places before they hit MLS?

Sometimes. Our coming-soon alerts go out before listings hit the market, and our network surfaces off-market opportunities. It won’t be every deal — but when it happens, you’re first in line.

Do I need an agent if I found the listing myself?

Finding it is the easy part. Pricing it, spotting the problems, negotiating the terms — that’s where deals are won or lost. We’ve watched buyers leave money on the table going it alone.

Which condo builders should I avoid?

That’s a conversation, not a web page — and it depends on the building, not just the name on it. Ask us about any specific building and you’ll get an honest answer from fourteen years of watching them age.

Should I buy now or wait?

Depends on your situation more than the market. If you’re buying a home to live in for years, timing the market matters less than buying the right place at a fair number. We’ll give you the honest read on both.
