The Beaches — everyone just calls it The Beach — stretches along Lake Ontario east of Woodbine. Kew Gardens, the boardwalk, the shops on Queen East. It has a small-town feel with a big-city price tag.

What do homes cost in The Beach?

The average detached sold price in September sat around $2.05M. Entry-level semis start lower; detached homes near the lake run well above the average.

Why is The Beach more expensive than nearby areas?

Waterfront proximity. Buyers pay a genuine premium for lake access, the boardwalk, and the village feel — typically 25–35% above comparable east-end neighbourhoods on closed sales.

Is it a seller's market in The Beach?

Well-presented homes near the lake still draw competition and move quickly. Pricing it right from day one is what creates that competition.

What should sellers know about the lakefront premium?

It isn't automatic — buyers pay it for the right presentation and the right positioning. Staging the outdoor space and selling the lifestyle (not just the square footage) is where the premium gets captured.
