For sellers

6 questions to ask before you hire a realtor.

A seller on TikTok posted the questions she wished she'd asked before signing with her agent. It struck a nerve. She's right: most sellers ask about commission and marketing, and never ask what happens when the process gets hard. So here are my answers, before you have to ask.

Question 1

How often will you communicate with us?

Every week, in writing — not just when there's news. You'll get a proper update: showings, feedback, where we stand against the market.

And you don't have to wait for me. You get a live dashboard of your listing you can check anytime. Call or text whenever. The weekly update is the floor, not the ceiling.

Question 2

What happens if we hit 30 days with no offers?

We sit down with the numbers. How many showings, what the feedback said, what comparable homes did in those 30 days. Then I tell you straight what I'd do if it were my house — usually that means a price move, sometimes it's staging or presentation.

I'll never let a listing go stale quietly while hoping something changes.

Question 3

How do you follow up after showings?

I request feedback after every single showing, and you see it. Not a summary three weeks later — the actual feedback, as it comes in.

If a buyer's agent goes quiet, I chase them. Silence from the market is information too, and I'll tell you that.

Question 4

Who handles the open houses?

Me or someone on my team — never a stranger. The person running your open house knows your home and can speak to buyers with real answers.

Question 5

At what point do you recommend changing the price or staging?

When the data says so, not on a schedule. Showings but no offers — that's a price signal. No showings at all — that's a presentation or pricing signal.

I'll show you the numbers and give you my honest read early, not after two months of nothing.

Question 6

What happens if we disagree with your recommendation?

You decide. It's your house. My job is to put the evidence in front of you and tell you what I'd do in your shoes — straight, no sugar-coating.

Then you make the call and I back it 100%. I'd rather lose an argument than watch you make a decision you don't believe in.

If your agent can't answer these clearly before you sign, that's your answer.

Thinking of selling?

One conversation. Honest numbers, a clear plan, and no pressure.
