What we counted

We pulled MLS sales dated September 1–30, 2026, then kept only the condos at our fixed list of 32 Humber Bay Shores tower addresses.

  • We counted all ten matching sales and kept the results grouped by bedroom count.
  • The 42.6-day figure is the average time those homes took to sell.
  • The 95.9% figure compares each sold price with its final asking price—in plain English, sellers got about 96 cents on the asking dollar.
  • We separated the sales by bedroom count so a one-bedroom is not treated like a three-bedroom. When there were only one, two or three sales, we showed that too.

What's in—and what's out

We pulled the MLS data on October 8, 2026. Ten sales matched both the September dates and our 32-address tower list.

We left out a sale at 30 Shore Breeze Dr because it sold on October 6, 2026. It belongs in the October report, not this one.

The broader Mimico district condo results come from the Toronto Regional Real Estate Board. We use that district only as market context and do not mix it into the Humber Bay Shores tower activity.

If you're thinking of selling: this is a useful starting point, not a shortcut to a price. We'd still compare your suite with the closest recent sales and account for the things buyers notice when they walk in.
