How the Rental Property Analyzer Works

Run the real numbers on a condo or a two- to six-unit building in Ontario: monthly cash flow, cash to close, the ratios lenders look at, and what it could look like when you sell. The example below is a Toronto triplex; replace every number with the property you’re looking at.

Private: everything is calculated on this page. Nothing you enter is sent anywhere.

The property

Two units or fewer are taxed and financed as a home. Three or more change the land transfer tax, and five or more are financed commercially.

Property type

How you’ll own it

Rents

Use current rents for occupied units and realistic market rents for vacant ones.

Expenses

Ask the seller for the tax bill, insurance and utility statements. These numbers move the result more than anything else.

Financing

The long view

Nobody knows future prices. Try a cautious case and an optimistic one.
