A firm offer is binding once accepted. A conditional offer lets the buyer walk away if a condition isn't met, and your home sits off the market while you wait.
The buyer needs their lender's final approval. It's common, but if the appraisal comes in low or their approval falls through, the deal can collapse.
The riskiest condition: your sale depends on theirs. If you accept one, ask about an escape clause that lets you keep marketing your home.
Usually around 5% in the GTA, held in trust. A bigger deposit means a buyer with more at stake and more money on hand. Check when it's due, not just how much.
Every extra month before closing costs you mortgage interest, taxes and utilities. A closing that doesn't fit your next move can also mean bridge financing or a short-term rental.
