How we think about it

Three questions decide almost every fix-or-skip call.

Will buyers notice it in photos or a showing?

Paint, light, clean surfaces and clutter show up instantly. A new furnace doesn't, unless the old one is failing.

Will it come up in an inspection?

Leaks, safety issues and failing systems usually do. It's often cheaper to fix them, or get a quote, than to negotiate a price cut later.

Would the next owner redo it anyway?

Kitchens, bathrooms and flooring are personal. Buyers often discount a fresh renovation that isn't their taste. Neutral and clean beats new and specific.

Don't hide known problems

Known water, structural or safety issues should be discussed with your agent and lawyer before listing. Concealing them can create legal risk after closing.
