What this means if you're selling: start with homes that match your layout, building and style. A broad neighbourhood figure alone is too blunt to price a Leslieville loft or townhome-style condo properly.

Three sales, three very different stories

The Leslieville-Riverside district covers a wide mix of homes. Even within this small condo sample, timing moved sharply with size, layout and building.

One-bedroom lofts · 2 sales $572,500

The median sold price across the two one-bedroom loft sales. The Printing Factory loft moved in 15 days, while the Flatiron loft took 70.

Larger September sale 2 + 1 beds

The townhome-style suite at The Taylor Lofts had three bathrooms and took 50 days to sell.

Layout and building shaped each result

What this means if you're selling: a neighbourhood average can hide more than it reveals. Buyers compare the whole package—space, layout, condition, building and positioning—not just the postal code.

What this means if you're selling: the Printing Factory sale moved in 15 days while the other two took 50 and 70 days. Buyers were willing to act, but only when the home and price made sense together.

What we counted

We reviewed MLS/REALM sales dated September 1–30, 2026, then kept the condo and loft sales from our fixed Leslieville building list.

  • Two of the sales were one-bedroom lofts; the third was a larger 2+1 townhome-style suite.
  • The 45-day figure is the average time those three homes took to sell—about six and a half weeks.
  • The 95.1% figure compares each sold price with its final asking price. Put plainly, sellers got roughly 95 cents on the asking dollar.
  • We kept the one-bedroom lofts separate from the larger 2+1 so unlike homes are not blended without explanation.

The important caution

Three sales are not a trend. One unusual suite can move the average selling time or sold-to-list figure quite a bit.

This report is a clear snapshot of September—not a claim that every Leslieville condo moved the same way, or that October will repeat it.

For an individual home, the closest sales in the same building or the most comparable nearby lofts still deserve the most weight.

What this means if you're selling: use this report to start the pricing conversation, not finish it. One month doesn't make a trend, especially when only three homes changed hands.

A single month can be noisy. The value comes from watching the same Leslieville condo and loft buildings over time, using the same clear rules.
