You know, the most satisfying part of my business is when I get a message from a past client and I got one recently from a client who I had talked out of buying a pre-construction condo back in 2020. So I didn't actually, I call him a client. We actually never did a deal together, but we could have.
He was looking at an East End condominium project. I knew him through some mutual friends and I talked him out of buying that property. I said, if you buy that property, you're going to regret it. Remember, this is at the real heat of the market, like pre-construction stuff was going crazy in 2019, 2020, 2021.
But the numbers didn't make any sense. Literally, they made no sense because the premium that the builders were looking for based on a per square foot basis compared to what resale was going for, the Delta was like $600 a square foot made no sense. So thank goodness he listened to my advice and he walked away from that deal.
And it got me to thinking how the truth is. I think that how we assess a Realtors value is flawed. The industry rewards Realtors based on the number of deals that they did in the previous 12 months period. I actually think that the better metric would be how many times did a Realtors save a client from themselves?
How many times did a Realtors say, no, don't buy that house or dear Mr or Mrs. Klein, don't purchase in that condo? That would be the hallmark of a great Realtor. Because a true professional, a real estate advisor who actually cares will spend as much or more time telling you what not to buy as they will pointing you in the direction of those properties that might make sense to buy.
So if you need a professional estate advisor who will always put you first send me a message, I'm happy to get to work helping you too.
