You know, seller psychology is a really interesting thing. I happened to notice earlier today that a condo along Humber Bay that I had shown multiple times a few months ago to multiple clients has recently been relisted with the new agent. Now here's where the seller psychology thing comes in which is what really intrigues me.

This property was well presented by the former listing agent who is a real pro well known along the western waterfront. And he wasn't able to sell the property why because the property was overpriced, the sellers wanted too much money. So the market was telling the sellers the property is overpriced.

But rather than believing that, it seems to me that the sellers have convinced themselves that their realtor was the reason that the property didn't sell. So they've relisted with the new realtor. And by the way, new realtor may be an amazing realtor as well. I have no idea. But all I know is that the pictures are basically the same.

They're taken from a different perspective. I mean, the property already look great online. It still looks great online. But it is at a higher price. Sellers, let me give you a reality check. If your property looks great online is presented well by your realtor and it is not selling, despite you trying multiple different prices, the problem is not your realtor.

The problem is you. You are not willing to accept what the market is telling you. Because realtors don't decide what something is worth. The market does. And the market is made up by the people who have viewed your property and decided whether it is worthy of an offer or not. So the worst thing you can do is decide that the responsibility for the lack of the sale is your realtor's fault when the real reason is staring you in the face.

Listen to the market. If you need to sell, be responsive and lower your price. Anyway, that's all I have. You need a realtor semi -message. I can help you too.
