Do you want to shoot yourself in the foot as a seller? Well, I'll tell you exactly how to do that. There is a property that I have shown several times to the same clients over the last couple of months. And the first time that I showed it to these clients, the seller insisted on being home. So that's fine. Really awkward. You know, she was kind of dismissive and whatever. You know, that's fine. You know, she said that you had to work from home.
So the second time when we went to take another look, and that's always a really good sign by the way. If you're a seller and someone books a second showing, well, that means they're really interested. I called the agent and said, hey, I'm going to show the property a second time. My clients are pretty interested in it. Maybe you can make sure the seller is not home. He said, Jim, I've tried this before. The seller insists on being home. I'm like, yeah, but she's shooting herself in the foot. And he said, well, I know that and you know that. But it's just how it is. So sure enough, we booked the second showing. Where is she? She's at home. And once again, so, so awkward.
Now, this particular property has been on the market for months. Other properties in the neighborhood have sold during that time that were not as good as hers. Why would a seller do this? It's crazy. If you're a seller, you should not be home when prospective buyers are looking at your property. If you do, you are shooting yourself in the foot. Thank you for attending my TED Talk today.
