Takeaways
- Overpriced offers-anytime listings sat, then relisted lower with an offer date.
- Offer-date listings priced below market also failed to sell.
- If 75 percent of listings did not sell with an offer date, that strategy is the wrong path.

So here's what's happening in the Toronto market right now. We are seeing properties that initially were set with offers any time but the price was set too high, sellers didn't get interest, they sat and sat and sat, now being relisted with a much lower price than an offer date and they're hoping the lower price is going to encourage action and bring offers to the table. We are also seeing properties that initially were set with an offer date meaning a slightly lower than market price for the property with an offer date seven days down the road and a lot of cases that's not working either. The offer date is coming, the property isn't selling. Offers aren't at the table. Here's why we're talking about this. If you're selling and your real estate agent is talking about the different strategies when it comes to setting price and accepting offers, they should be showing why and which strategy they recommend. If they recommend you have an offer date you should be seeing from them what has happened in the last two weeks in your neighborhood and if 75% of listings didn't sell with an offer date you're going down the wrong path, make sure your agent shows you why they recommend the strategy that they recommend. The math is all there, the data is there, it's their job to show it to you.
