Market update · October 2026

A little thaw. Not a comeback..

The GTA numbers for October, in plain English. What moved, what didn't, and what it means if you're buying or selling.

October was the month the market twitched. Buyers came back a little. Sellers mostly didn't. The result: 5,603 sales across the GTA. Down 7.9% from last October. And an average price of $1,024,108, down 2.7% on the year.

The short version: less bad than September, not good. The east end is tight. Downtown condos are not. And the headlines are still louder than the actual market.

What this means for you

Buying? October handed you a little less leverage than September did. Sales ticked up on a seasonally adjusted basis, and new listings fell 11.9% on the year. You still have choice, especially downtown. Don't lowball for sport. But don't pay full asking on a stale listing either.

Selling? The market still punishes optimism. The GTA averaged 31 days on market in October. Price to the last month of sales on your street, not the number you liked in 2022. The east end is the exception — E01 and E02 both sold over asking on average. Everywhere else, the price has to be right on day one.
